Metes and Bounds Description <br />1.16 Acres <br />Lamar County, Texas <br />March 2016 <br />Beginning at the Southwest corner of a called 1.16 acre less 6/10 acre tract of land conveyed from Gerald <br />L. Hanks and wife Mary J. Hanks to O.B. McCuin and wife Jean McCuin on October 06, 1982 by deed recorded <br />in volume 649, page 853 of the Deed Records of Lamar County Texas, said corner also being in the Northeast <br />right of way line of Farm To Market Road Number 79, and in the Western line of the City Limits of Paris as <br />annexed by City Ordinance Number 99 -034, Tract 5; <br />Thence N 74° E, along the South line of the aforementioned McCuin tract, a distance of 148 feet to the <br />southeast corner of said McCuin tract; <br />Thence N 20° W, along the East boundary line of the aforementioned McCuin tract, passing its northeast <br />corner and the southeast comer of a called 6/10 acre tract of land conveyed from Michael D. Tucker to Jessie Earl <br />Tucker on May 10, 1996 by deed recorded in volume 607, page 92 of the Real Property Records of Lamar <br />County, Texas, and continuing along the original course of N 20° W for a total distance of 192 feet to the <br />northeast corner of said called 6/10 acre Tucker tract; <br />Thence N 82° W, along the North boundary line of the aforementioned called 6/10 acre Tucker tract, a <br />distance of 192 feet to the northwest corner of said called 6/10 acre Tucker tract, said corner also being in the <br />East right of way line of Farm to Market Road Number 79 and in the West line of the aforementioned City of <br />Paris Ordinance Number 99 -034 Tract 5; <br />Thence in a southeast direction, along the West boundary line of the aforementioned Tucker tract and the <br />East boundary line of Farm to Market Road Number 79, at a distance of 191 feet passing the southwest corner of <br />said Tucker tract, and continuing on along the West boundary line of the aforementioned McCuin tract and the <br />East line of Farm to Market Road Number 79 for a total distance of 376 feet to the point of beginning and <br />containing 1.16 acres of land. <br />I Kevin K. Bearings and distances were quoted from courses and distances from recorded documents such as deeds, <br />highway right of way maps and city ordinances. <br />4.
