<br />of Lamar, and State of Texas, a part of the Joseph Leach Survey #524, being a part
<br />of a 24.693 acre tract of land conveyed Alcyone Corp. by deed recorded in Volume
<br />694, Page 991, Deed Records, Lamar County, Texas, and being more particularly
<br />described as follows:
<br />BEGINNING at an iron pin for corner at the most Westerly Southwest
<br />comer of said 24.693 acre tract, said point being an el comer of a 7.436 acre tract
<br />of land conveyed Breakfast Optimist Club of Paris, Texas, by deed recorded in
<br />Volume 563, Page 853, of said Deed Records;
<br />THENCE North 1 Deg. 29 Min. East along an East Boundary Line of said
<br />7.436 acre tract and the most Westerly West Boundary Line of said 24.693 acre
<br />tract a distance of 250 feet to an iron pin for corner;
<br />THENCE South 89 Deg. 15 Min. East a distance of 599.3 feet to an iron
<br />pin for corner;
<br />THENCE South 1 Deg. 19 Min. West a distance of 250 feet to an iron pin
<br />for corner at the most Easterly Northeast corner of said 7.436 acre tract;
<br />THENCE North 89 Deg. 15 Min. West a distance of 600 feet to the place
<br />of beginning, containing 3.441 acres ofland. Being the same property conveyed
<br />the Breakfast Optimist Club of Paris, Texas, by deed recorded in Volume 705,

<br />a part of the Joseph Leach Survey, Abstract No. 524, also being a part of a 38 acre
<br />tract of land described in a deed recorded in Volume 335, Page 227, Deed
<br />Records, Lamar County, Texas, and being more particularly described as follows:
<br />BEGINNING at an iron pipe set for a corner, said point being the
<br />Southwest corner of said 38 acre tract;
<br />THENCE North a distance of 1,691 feet to an iron pipe set for a corner,
<br />said point being the South Boundary Line of U. S. Highway No. 271;
<br />THENCE with the South Boundary Line of said Highway No. 271, South
<br />64 Deg. East a distance of 55.6 feet to an iron pipe set for a corner;
<br />THENCE South a distance of 1,266.66 feet to an iron pipe set for a comer;
<br />THENCE East a distance of 600 feet to an iron pipe set for a corner;
<br />THENCE South a distance of 400 feet to an iron pipe set for a corner;
<br />THENCE with the South Boundary Line of said 38 acre tract, West a
<br />distance of 650 feet to the place of beginning, containing 7.436 acres of land.
