471 1. CUNNINGHAM agrees to construct a thirty thousand (30,000) square foot warehouse distribution facility on the 5.739 acre tract of land described in Exhibit A, attached hereto. 2. PEDC agrees to transfer ownership of said 5.739 acre tract of land described in Exhibit A, attached hereto, to CUNNlNGHAM within thirty (30) days of the date of this Agreement, said transfer to be subject to the condition of reversion set out below. 3. PEDC agrees to extend Park Street as shown in the engineering plans attached hereto as Exhibit B. 4. In the event that CUNNINGHAM fails to complete construction of the warehouse distribution facility described herein within one (1) year of the date of this Agreement, ownership of the 5.739 acre tract of land shall revert back to PEDC.
