<br />DEVELOPMENT (PD-a) the hereinafter described property, which was formerly and is presently <br />designated as a ONE-F AMIL Y DWELLING DISTRICT NO.2 (SF-2), and that the boundaries of <br />said PLANNED DEVELOPMENT DISTRICT (pD-a) be, and the same are hereby, established as <br />follows: <br /> <br />SITUATED within the corporate limits of the City of Paris, County of Lamar , <br />and State of Texas, being a part of Lot 10, City Block 289 (plat not recorded), said <br />Lot 10 being conveyed to Tony L. Bryant et ux by deed recorded in Vol. 615, Page <br />711, of the Deed Records of said County and State. <br />BEGINNING at a W' capped (Nelson Surveying) iron pin (s) for comer in the <br />West Boundary Line of Lot 10 and the East boundary Line of Lot 11 of said City <br />Block 289, said iron pin being North 89059'54" West a distance of 150.37 feet and <br />North 0009'37" West a distance of 134.88 feet from the intersection of the North <br />Boundary Line of Margaret St. with the East boundary Line of 32nd S.E., said Lot <br />11 being the same Lot conveyed to Larry Gene Cass by deed recorded in Vol. 696, <br />Page 556, of said Deed Records. <br />THENCE North 009'37" East a distance of68.75 feetto a W' capped (Nelson <br />Surveying) iron pin (s) for comer at the Northwest comer of said Lot 10 and at the <br />Northeast comer of said Lot 11, said comer being in the South Boundary Line of Lot <br />2 of said city Block 289, said Lot 2 being conveyed to Guaranty Bank by deed <br />recorded in Vol. 894, Page 220, of the Real Property Records of said County and <br />State, said Guaranty Bank now being Guaranty Bond Bank as recorded in Vol. 1255, <br />Page 73, of said Real Property Records; <br />THENCE North 89042'44" East a distance of 75.00 feet to a W' capped <br />(Nelson Surveying) iron pin (s) for comer at the Northeast comer of said Lot 10, at <br />the Southeast comer of Lot 2, and in the West Boundary Line of Lot 3B, City Block <br />289, as recorded in Envelope 295-B, Plat Records of said County and State, said Lot <br />3B being owned by said Guaranty Bond Bank; <br />THENCE South 0009'3 7" West along the East Boundary Line of said Lot 10 <br />a distance of 69.34 feet to a 3/4" iron pin (f) for corner at the Southwest corner of <br />said Lot 3B and at the Northwest comer of Lot 9, of said City Block 389, said Lot 9 <br />being conveyed to Donald Elbert Parker by deed recorded in Vol. 483, Page 265, of <br />said Real Property records; <br />THENCE North 89050'14" West a distance of 75.00 feet to the place of <br />beginning and containing 5178.1 square feet ofland, being numbered 3231 Margaret <br />Street. <br /> <br />Section 3. That the zoning herein granted is conditioned upon the submission of a Site Plan <br />in accordance with Section 8-302 of Ordinance No. 1710, which after full compliance with the <br />procedure established in Section 21 of said Ordinance No. 1710, must be approved by the City <br />Council prior to the issuance of any building permits. <br /> <br />Section 4. That the Chief Building Official of the City of Paris be, and he is hereby, directed <br />to change the Zoning Map of the City of Paris in accordance with the provisions of Ordinance No. <br />1710 and the land use map accompanying the same, and in accordance with the provisions of this <br />
