Item No. 7 <br />memorandum <br />TO: City Council <br />John Godwin, City Manager <br />FROM: Carla Easton, PE, City Engineer <br />Engineering and Community Development <br />SUBJECT: PINE CREEK APARTMENTS ADDITION — CB 317 <br />FINAL PLAT <br />DATE: June 6, 2017 <br />BACKGROUND: Gene Dixon proposes to develop Lot 1 Block A of City Block 317 located on <br />9.714 Acres at the end of Ruby Way. The property is currently zoned Commercial, and Mr. <br />Dixon is proposing a 136 -unit apartment complex. <br />STATUS OF ISSUE: The developer has submitted a final plat of the property, along with a <br />guarantee of construction of public infrastructure, which includes approximately 770' of offsite <br />sewer main and appurtenances. The developer has secured the necessary utility easements for <br />construction. It appears that the final plat complies with the City of Paris subdivision <br />regulations, and was approved by the Planning and Zoning Commission on June 5, 2017. <br />RECOMMENDATION: Approve the final plat and guarantee of construction of public <br />infrastructure. <br />
