<br />SPECIAL WARRANTY DEED <br /> <br />STATE OF TEXAS <br /> <br />} <br />} <br />} <br /> <br />KNOW ALL MEN BY THESE PRESENTS: <br /> <br />COUNTY OF LAMAR <br /> <br />That the CITY OF PARIS, PARIS, TEXAS, a municipal corporation of the County of <br /> <br />Lamar, State of Texas, acting by and through its Chairperson, Mary Ann Fisher, duly authorized <br /> <br />by Resolution No. 99-_, for and in consideration of the sum of Ten and no/l00 Dollars <br /> <br />($10.00) cash and other good and valuable consideration to it in hand paid by H-W Commercial <br /> <br />Warehouse, Inc., the receipt and sufficiency of which is hereby acknowledged; has Granted, <br /> <br />Sold, and Conveyed, and by these presents does Grant, Sell and Convey unto the said H-W <br /> <br />Commercial Warehouse, Inc. of the County of Lamar, State of Texas, whose mailing address <br /> <br />is 2510 S. Church Street, Paris, Texas 75460, all that certain tract or parcel of land situated in <br /> <br />Lamar County, Texas, and described as follows: <br /> <br />Situated within the Corporate Limits of the City of Paris, Lamar County, <br />Texas, a part of the James Bourland Survey, Abstract 69, also being 13th Street S.W. <br />as shown by plat of Southwest Industrial Park No. I recorded in Envelope 286A of <br />the Lamar County Plat Records, and being further described as follows: <br />Beginning at a point for corner at the intersection of the East line of 13th <br />Street S.W. with North line of Loop Highway 286; <br />Thence North 72 Degrees, 03 Minutes, 42 Seconds West with said North line <br />a distance of 120.0 feet to a point for corner in the West line of 13th Street S.W. and <br />in a curve to the left having a radius of261.56 feet; <br />Thence Northerly with said West line and around. said curve to the left, long <br />chord bears North 9 Degrees, 03 Minutes, 30 Seconds East a distance of 82.30 feet, <br />an arc distance of 82.70 feet; <br />Thence North 0 Degrees, 10 Minutes, 42 Seconds West, continuing with said <br />West line, a distance of 1496.10 feet to the beginning of a curve to the right around <br />a cul-de-sac; <br />Thence around said curve to the right and cul-de-sac an arc distance of 628.40 <br />feet to a point in the East line of 13th Street S.W.; <br />Thence South 0 Degrees, 10 Minutes, 42 Seconds East with said East line a <br />distance of 1496.10 feet to the beginning of a curve to the right having a radius of <br />381.56 feet; <br />Thence Southerly, continuing with said East line and around said curve to the <br />right, long chord bears South 9 Degrees, 03 Minutes, 30 Seconds West a distance of <br />120.10 feet, an arc distance of 120.60 feet to the place of beginning. <br /> <br />EXHIBIT A <br />
