Item No. 7 <br />memorandum <br />TO: Mayor & City Council <br />John Godwin, City Manager <br />FROM: Carla Easton, City Engineer <br />SUBJECT: CHRISTIAN FELLOWSHIP CHURCH ADDITION <br />FINAL PLAT <br />DATE: September 1, 2017 <br />BACKGROUND: Christian Fellowship Church owns an 18.454 Acre tract of land located on <br />US 271 North, and is proposing to construct a new church on the property. The property is <br />currently zoned Commercial. <br />STATUS OF ISSUE: The owner has submitted a final plat and a layout of the proposed <br />development. Water service is available to the site along US 271 N. Sewer service can be <br />accommodated by private force main along US 271 N, and may require an offsite easement. <br />It appears that the final plat complies with the subdivision regulations subject to the following <br />comments: <br />1. Reference the deed record volume and page of existing TxDOT drainage easement. <br />2. Remove the fire lane from the TxDOT drainage easement, or otherwise accommodate <br />the drainage area with TxDOT approval. <br />3. Provide a detailed site plan for final approval, including the location of utility <br />services, parking and green space requirements, fire protection and drainage <br />structures. <br />4. Modify the dedication statement to include: "The easements and public use areas as <br />shown, and created by this plat are dedicated for the public use forever for the <br />purposes indicated on this plat. The City of Paris is not responsible for replacing any <br />improvement in, under, or over any easements caused by maintenance or repair." <br />RECOMMENDATION: Approve the final plat subject to the noted revisions. <br />
