Item No. 9 <br />TO: Mayor & City Council <br />John Godwin, City Manager <br />FROM: Carla Easton, City Engineer <br />Engineeringand Community Development <br />SUBJECT: THE HILLS ADDITION PHASE VI <br />MASTER PLAT <br />DA"I'E: November 7, 2017 <br />BACKGROUND: Wayne Brown owns 72.069 Acres of land, further described as A7 W Askins <br />Survey, Tract 6, where lie has developed phases I through 5 of The Hills Subdivision. The <br />property is not zoned, as it IS Outside of the city lin-ins. However the City of Paris Subdivision <br />Regulations apply within the City's Extraterritorial Jurisdiction (ETj), and the proposed lots are <br />designed to meet the area regulations provided for SF -I zoning district. <br />STATUS OF ISSUE: 'I'lic owner has submitted a revised master plat of the property, and is <br />proposing to create 5 estate lots at the end of' 33`1 NE Street. It appears that the plat complies <br />with the City of'Paris subdivision regulations with the following exceptions: <br />I . Show the City Limit line. <br />2. Show all lots to be subdivided. <br />1 Provide drainage easements for channelized surface drainage, and provide a storm sewer <br />plan to accommodate flows from developable lots. <br />4. Provide minimum finished floor elevation for each lot, and approximate location of <br />building pad for lots with cross drainage. <br />5. Provide drainage easements for lot to lot drainage. <br />6. Identify trees to be removed. <br />7. Label the Street Right -of -Way, it currently shows 60 -feet with no description. <br />8. Provide a street section supporting the right-of-way width. <br />RECOMMENDATION: Approve the master plat sub , jest to the City Engineer's <br />recommendations. <br />
