The property is currently zoned Commercial District <br />(Q. <br />STATUS OF ISSUE: The owner has Submitted a replat of the property to subdivide lot 3, and is <br />proposing to construct a Healthcare Express on 0.914 Acres called Lot 3A, Water service is <br />available along Loop 286 frontage, and sewer inftastructure would need to be extended from Lot <br />313 to I..,ot 3A as part of the site improvements. It appears that the plat complies with the City of <br />Paris subdivision regulations, sub , ject to the following revisions. <br />1. Provide a site plan identifying available utilities. site access points, fire lanes, building <br />setbacks, and storm drainage needs. <br />2. Extend the 10' sanitary sewer easement to Lot 3A for required extension of'sewer. <br />3. Change the 5' utility easement along Loop 286 frontage to a 10' water fine easement. <br />RECOMMENDATION: Approve the replat subject to the engineer's recommendations. <br />
