Item No. 12 <br />TO: Mayor and City Council <br />John Godwin, City Manager <br />FROM: Carla Easton, PE, City 1".ngineer <br />Engineering and Community Development <br />SUBJECT: McCOIN ADDITION - CB 170-A FINAL PLAT <br />DATE: January 8, 2017 <br />BACKGROUND: Mr. and Mrs. McColn own Part of Lot 9-A of City Block 170-A, and Lot 1, <br />Block A of the previously platted McCain Addition located at 2150 Church Street. The <br />properties are currently zoned Fleavy Industrial (1-11) and Commercial (C). The owner is <br />proposing to construct an accessory structure on Lot I to provide storage of their product <br />(pecans) for their existing business, currently operating on Lot 2. <br />STATUS OF ISSUE: The owners have submitted a final plat of the property to create lots I and <br />2 of the McCain Addition in order to build the accessory structure on the back lot. Water and <br />sewer infrastructure is available to the site along Church Street, and it appears that the plat <br />complies with the City of Paris subdivision regulations, subject to the following revisions, <br />1. Note the two zoning districts <br />2. Modify the 10�' utility easement across lot 2 to avoid the existing buildings <br />1 11i-ov'de the finished floor elevations leer existing and proposed buildings <br />.) I <br />RECOMMENDATION: Approve of the final plat with revisions as noted. <br />
