1. This subject property shall be developed in accordance with the submitted Site Plan <br />dated January 13, 2018 and comprised of three sheets so dated: (1) Overall general <br />Site Plan that includes Phases 1 and 2; (2) Site Plan illustrating detail of Phase 1 of <br />said self-storage/mini-warehouses, and (3) Site Plan illustrating enlarged image of <br />the detailed plan for Phase 1. <br />2. Existing fence is indicated to be eliminated on the Site Plan., This current fencing is <br />comprised of chain link fencing. The replaced fence shall represent safety and <br />security fencing and shall be subject to the City of Paris Fence Regulations (Paris, <br />Texas, Code of Ordinances, and Sec. 11.5-3). Replaced fencing shall be subject to the <br />approval of the city staff. Replaced fencing shall only be required along the border <br />of the land area to be developed. <br />3. There is some existing tree cover near the rear property line. There shall be <br />saturation landscaping to buffer and totally visually screen the proposed storage <br />buildings. Approximately several blocks north, northeast, and northwest of this <br />subject property are existing single-family homes; the Future Land Use Plan map <br />recommends I..,ow-Density Residential (LIAR) (single-family detached homes) up to <br />and adjacent to the northern property line of this subject property, and nearby <br />,existing commercial properties. Hence, this proposed tree buffer shall be an <br />appropriate separation from LIAR uses and commercial uses, both existing and <br />proposed in this subject area. Said vegetative buffer, shall be subject to city staff <br />approval, <br />4. One accessible parking space shall be provided and identified on the subject Site <br />Plan, and subject to the city engineer's approval. <br />5. Illustrate overall entrance and access to the subject property; said entrance and <br />access shall be subject to the approval of the city engineer. <br />6. Illustrate lighting on the Site Plan, recognizing that no lighting shall illuminate <br />beyond the subject property line. <br />All six conditions shall be implemented per the direction and approval of the City of Paris <br />staff. <br />Section 3. A Final Site Plan shall be submitted with said conditions illustrated on <br />same, as stated herein. <br />Section 4. 'That the Chief Building Official of the City of Paris be, and he is hereby, <br />directed to change the Official Zoning Map of the City of Paris, Texas to reflect the changes <br />set forth in this ordinance. <br />Section 5. That all provisions of the ordinances of the City of Paris, Texas in conflict <br />with the provisions of this ordinance are hereby repealed, and all other provisions of the <br />ordinances of the City of Paris not in conflict with the provisions of this ordinance shall <br />remain in full force and effect. <br />
