Kenneth Adams <br />1838 MAPLE AVENUE <br />PARIS, TEXAS 75460 <br />SUBJECT: Kenneth Adams has applied for a variance oil his property located at 1838 Maple Avenue. <br />Mr. Adams is proposing to construct a home on the empty lot. The existing lot is 45' wide, and does not <br />meet the minimum lot width of 60', per the City zoning ordinance. Additionally the lot is 7,425 square <br />feet, which does not meet the minimum lot area of 7,,500 square feet, per the City zoning ordinance. <br />STATUS OF ISSUE: Mr. Adams is requesting a variance on the following sections of the zoning <br />ordinance regarding minimum square footage: <br />Section 9-102(1) of the Zoning Ordinance: "The minimurn lot area for a residential <br />home in Single Family Dwelling District No. I (SF -2) is 7,500 square feet," <br />A 75 square foot variance to lot area is requested for the applicant to build on the property. <br />The above -reference request waw Granted. / denied / granted in part and denied in part) by the <br />City of Paris Zoning Board of Adjustment ("Board") on April 3, 2018, by a vote of in <br />favor of the application and _____o against the application with -f3 abstaining. On <br />this date, the Board found that the request met the conditions set forth in section 9-201 (1) of the <br />City of Paris Zoning Ordinance. <br />Appeal: Any interested person wishing to, appeal this Board decision is required to file a petition <br />for Writ of Certiorari in a district court, county court or county court at law within ten (10) days <br />of the date this decision is filed in the Board's office consistent with section 211.011 of tile <br />Secretary to the Board <br />ipril 3, 2015., <br />
