Item No. 14 <br />TO: Mayor and City Council <br />John Godwin, City Manager <br />FROM: Carla Easton, PF, City Engineer <br />Frigineering and CoMMUnity Development <br />SUBJECT: LEEKS ADDITION LOT I BLOCK A—C13 88 FINAL PLAT <br />DATE Tune 18, 2018 <br />BACKGROUND: David and Nancy Leeks own Lot 15 City Block 88 located at 705 5"' NW, <br />They have been approved lor the Home Rehabilitation Assistance program through the Texas <br />Department of Health and CorrinlUnity Affairs. Once an applicant is approved for the prograrn <br />the house that they currently live in will be demolished and a new brick home constructed on the <br />property. The property is currently zoned Two Family Dwelling District (2F). <br />STATUS OF ISSUE The owner has sLibmitted a linal plat of the property. Water and sewer <br />service is available along 5'o- NW and Shiloh. A 5 foot right -of' -way dedication is required along <br />both 5t" St NW and Shiloh streets. Tlie existing lot dimensions do not meet the minirriurn <br />required by the zoning ordinance area regulations for lot depth, lot width, and lot area in the 2F <br />zoning district. The Board ofAdjustment is scheduled to meet on Friday, June 22"d to consider <br />and act on a variance request for the lot dirnerisions. Upon approval of substandard lot <br />dimensions by the Board of Adjustment, the plat will comply with the subdivision regulations <br />and zoning ordinance. The plat was approved by Planning & Zoning Commission on June 4, <br />2018. <br />RECOMMENDATION: Approve the final plat subject to the Board ol'AdJustment approval of <br />the necessary variances to lot depth, width and area. <br />
