Item No. 15 <br />TO: Mayor and City Council <br />John Godwin, City Manager <br />17ROM: Carla Easton, PE, City Engineer <br />Engineering and Community Development <br />SUBJECT: WILLIAM HARLAN ADDITION LOT I BLOCK A — CB 252 FINAL PLAT <br />DATE: June 18, 2018 <br />BACKGROUND: William IrrIarlan owns Lol 5 City Block 252 located at 1770 E Washington <br />Street. Mr. Harlan has been approved for the [Ionic Rehabilitation Assistance program through <br />the Texas Department of Flealth and Community Affairs. Once an applicant is approved for the <br />prograin the house that they Currently live in will be demolished and a new brick home <br />constructed on the property. The property is currently zoned Two Family Dwelling District (21"). <br />STATUS Olr" ISSUE: The owner has submitted a final plat of the property. Water and sewer <br />service is available along E Washington St. A 5 foot right -of -Way dedication is required. The lot <br />width does not meet the minimum required by the Zoning Ordinance area regulations. The <br />Board ofAd ' justrnent is scheduled to meet on Friday, June 22nd to consider and act on a variance <br />request for the lot width. Upon approval Of substandard lot dimension by the Board of <br />Adjustment, the plat will comply with the Subdivision regulations and zoning ordinance. The <br />plat was approved by Planning & Zoning Commission on June 4, 2018. <br />RECOMMENDATION: Approve the final plat subJect to the Board of Adjustments approval of <br />the necessary variance to lot width. <br />
