Mr. Harlan has been approved for the [Ionic Rehabilitation Assistance program through the Texas Department of Flealth and Community Affairs. Once an applicant is approved for the prograin the house that they Currently live in will be demolished and a new brick home constructed on the property. The property is currently zoned Two Family Dwelling District (21"). STATUS Olr" ISSUE: The owner has submitted a final plat of the property. Water and sewer service is available along E Washington St. A 5 foot right -of -Way dedication is required. The lot width does not meet the minimum required by the Zoning Ordinance area regulations. The Board ofAd ' justrnent is scheduled to meet on Friday, June 22nd to consider and act on a variance request for the lot width. Upon approval Of substandard lot dimension by the Board of Adjustment, the plat will comply with the Subdivision regulations and zoning ordinance. The plat was approved by Planning & Zoning Commission on June 4, 2018. RECOMMENDATION: Approve the final plat subJect to the Board of Adjustments approval of the necessary variance to lot width.
