Item No. 17 <br />TO: Mayor & Council <br />FROM: John Godwin, City Manager <br />SUBJECT: ZONING CHANCE, 1375 20"' STREET NE <br />DATE: June 18,2018 <br />BACKGROUND: Gary Weatheread is asking for a change in zoning from Single -Family <br />Residential to Commercial for currently vacant land located at 1375 20t" Street NE. The subject <br />property is located on the north side of 20"' and has residential uses on the south and cast sides. <br />Properties to both the west and north are zoned Commercial. reaching to and encompassing Loop <br />286. The site Includes 6.885 acres, of which all but 1.86 acres are in the flood zone. Mr. <br />Weatheread is proposing to build a shop of'approximately 2,000 square feet on the site, which is <br />beside his existing home. <br />STA'1'US OF ISSUE: Based on the neighboring properties and the proposed use, we believe this <br />zoning change is appropriate and can provide additional non-residential development space in a <br />non -harmful manner and location. Because of the flood zone in the back, it is functionally too <br />narrow to permit any extensive residential development; residential directly on 20"' itself would <br />add more driveways opening into a busy state FM highway near a curve. Similarly, a large <br />commercial development is likely impractical as a result of this zoning change. <br />Oil June 4, the Planning & Zoning m <br />Commission approved recommending this request on a 6-0 <br />vote. <br />BLJDGET� NA <br />RECOMMENDATION: Approve zoning change Born SF -2 Residential to Commercial. <br />
