I he subject property is located on the north side of <br />20and has residential uses Oil the SOLIth and cast sides. Properties to both the west and <br />north are zoned Commercial, reaching to and encompassing Loop 286. The site includes <br />6.885 acres., of which all but 1.86 acres are in the flood zone. IV1r. Weatheread is <br />proposing to build a shop of approximately 2,000 square feet on the site, which is beside <br />his existing home. Mr, Giodwin states based on the neighboring properties and the proposed <br />use. we believe this zoning change is appropriate and can provide additional <br />non-residential development space in a non-harniftil manner and location.
