(1) Schedule minimum lot widths- Residential districts. <br />2F minimum lot width- 60 FT <br />The applicant is proposing to reconstruct a home on a lot 53.32 foot wide. The applicant is <br />requesting a 6.68 foot variance in width. <br />C. A variance of Section 9-301 (1) of the Zoning Ordinance which provides as follows: <br />9-301 (1): <br />(1) Schedule minimum lot depths- Residential districts. <br />2F minimum lot depth- 100 FT <br />The applicant is proposing to reconstruct a home on a lot 95 foot deep. The applicant is <br />requesting a 5 foot variance in depth. <br />5. Public hearing to consider and take action on the petition of Patricia Adams on Lot 19, <br />Block 2 of Town North Estates, being located at 2910 Ridgeview Rd. <br />The petition requests a variance of Section 9-502 (2) of the Zoning Ordinance which <br />provides as follows: <br />9-502 SPECIAL FRONT YARD REGULATIONS. <br />2. "Where a building line has been established by plat or ordinance and such line requires a <br />greater or lesser front yard setback than is prescribed by this ordinance for the district in <br />which the building line is located, the required front yard shall comply with the building <br />line so established by such ordinance or plat." <br />The applicant is proposing to construct a detached carport in the area defined as the front yard at <br />2910 Ridgeview Road. The survey plat of the subject property, called Town North Estates Part 2 <br />Final Plat, provides a 30' setback to the building line along Ridgeview Road. The proposed carport <br />will extend 21' into the setback. The applicant is requesting a variance of 21' to construct the <br />carport. <br />6.
