Item No. 11
TO: Mayor & Council
FROM: John Godwin, City Manager
SUBJECT: ZONING CHANGE, 2531 PINE BLUFF
DATE: August 7, 2018
BACKGROUND: Scott and Kristi Hearne have applied for a zoning change on a 0.272 acre lot
at 2531 Pine Bluff. The purpose of their request is to change the zoning from SF -2 Residential
to MF -2 Residential in order to construct a duplex on this vacant property.
STATUS OF ISSUE: There are several other duplex buildings in this area, on various streets,
and at least one triplex. The future land use plan calls for medium density residential for this
area; therefore, this proposed change in zoning is consistent with the city's plan, and would fit in
with existing residential usage.
If the zoning change is approved, the owners will be required to seek a variance from the city's
Board of Adjustment, because the lot is not deep enough to meet building setback requirements
for either a duplex or a single family home. However, this is not a zoning issue. There are no
flood zone or other restrictions.
On August 6 the planning and zoning commission recommended approval by a 7-0 vote.
RECOMMENDATION: Approve zoning change from SF -2 Residential to MF -2 Residential.
