Metes and Bounds Description <br />50' Access easement <br />0.4343 Acre <br />City of Paris <br />Lamar County, Texas <br />June 2018 <br />Being 0.4343 acre of land situated within the corporate limits of the City of Paris, being a part of the John Herrington <br />Survey, Abstract Number 436, and being a part of the remainder of a called 107 acre tract of land conveyed from Lamar Building <br />and Loan Association of Parts to The City of Paris on January 25, 1935 by Deed recorded in volume 238, page 594 of the Deed <br />Records of Lamar County, Texas. The said 0.4343 acre tract fully described by metes and bounds as follows: <br />Beginning at a % inch diameter iron rod in a concrete monument found in the most southern East boundary line of the <br />aforementioned called 107 acre City of Paris tract at the most eastern Southeast comer of a called 151,089 acre tract of land <br />conveyed from The Parrs Texas Industrial Foundation Inc. to Paris Economic Development Corporation on November 18, 2003 <br />by Gift Deed recorded in volume 1403, page 53 of the Real Property Records of Lamar County, Texas, said rod also being the <br />Southwest corner of a tract of land conveyed from Dean B. Wissinger to Toby Rex Adams on February 09, 2017 by General <br />Warranty Deed recorded In Lamar County Clerk's Document Number 140606-2017 and also the Northwest corner of a tract of <br />land conveyed from Ronald E. Martin and wife Kathleen K. Martin to Lamar County Human Resources Council, Inc on July 16, <br />1999 by Warranty Deed recorded in volume 897, page 67 of the Real Property Records of Lamar County, Texas; <br />Thence South 02°08'03" East, along the most southern East boundary line of the aforementioned called 107 acre City of <br />Paris tract and the West boundary line of the aforementioned Lamar County Human Resources Council tract, a distance of 75.16 <br />feet to a point for easement comer, and from said point a % inch iron rod found at the most southern Southeast corner of the <br />aforementioned called 107 acre City of Paris tract bears South 02°08'03" East, a distance of 547.56 feet; <br />Thence South 54°02'48" West, across the aforementioned called 107 acre City of Paris tract, a distance of 330.50 feet to <br />a point for easement corner,- <br />Thence <br />orner; <br />Thence North 3557' 12" West, across the aforementioned called 107 acre City of Paris tract, a distance of <br />50.00 feet to a point for easement comer; <br />Thence North 54002148" East, across the aforementioned called 107 acre City of Paris tract, a distance of <br />303.64 feet to a point for easement corner; <br />Thenoo North 02°08'03" West, across the aforementioned called 107 acre City of Paris tract, a distance of <br />47.17 feet to a K inch capped (Chaney) iron rod found at the Southeast comer of a tract of land conveyed to Paris Economic <br />Development Corporation from Power Innovation Group, Inc on October 12, 2016 by Warranty Deed recorded in Lamar County <br />Clerks Document Dumber 137424-2016 (no Exhibit A attached, and was originally a part of the aforementioned called 151.089 <br />acre tract) and said rod also being in the South boundary line of said called 151.089 acre tract, <br />Thence North 86°16' 10" East, along the South boundary line of the aforementioned called 151.089 acre Paris Economic <br />Development Corporation tract, a distance of 50.17 feet to the place of beginning and containing 0.4343 acre of land, <br />NOTES <br />1. The Reference Bearing for the tract of land described hereon is NAD 1983 Texas State Plane Coordinate System Zone <br />4202. <br />2.
