Item No. 13 <br />TO: Planning & Zoning Commission <br />Carla Easton, P.E., City Engineer <br />FROM: John Godwin, City Manager <br />SUBJECT: ZONING CHANGE, 3605 NE LOOP 286, SUITE 400A <br />DATE: October 7, 2018 <br />BACKGROUND: Daniel Garza has applied for a zoning change for an existing structure in the <br />Eastgate Center located at 3605 NE Loop 286, Suite 400A. The purpose of this request is to <br />change the zoning from General Retail to General Retail with a Special Use Permit for a tattoo <br />studio, by appointment only. <br />STATUS OF ISSUE: This request is in an existing strip retail center in a highly travelled area <br />near the intersection of the loop and Lamar. This center is currently zoned General Retail, with <br />some neighboring areas zoned SF -2 (an existing church across the loop) and Commercial. <br />Immediate neighbors within the center include radio, medical, and counseling uses. The future <br />land use plan calls for the entire area to become General Retail with a small Mobile Home area <br />to the east. <br />At is October 1 meeting, the planning and zoning commission recommended in favor, 4-2. <br />RECOMMENDATION: Recommend to the city council a zoning change from General Retail to <br />General Retail -SUP for a tattoo studio, by appointment only. <br />
