Item No. 7 <br />memorandum <br />TO: Planning and Zoning Commission <br />John Godwin, City Manager <br />FROM: Carla Easton, PE, City Engineer <br />Engineering and Community Development <br />SUBJECT: KILLINGSWORTH ADDITION FINAL PLAT <br />DATE: February 5, 2019 <br />BACKGROUND: Max and Jamie Killingsworth own 50.185 acres located at 4300 Bonham <br />Street. They propose to subdivide the property into 2 lots in order to build a single family home <br />on each lot. The 50.185 acre property is a combination of 2 larger tracts of land. In order to <br />build a home in the desired located, the property must be platted to dissolve the existing property <br />lines and establish the 2 proposed lots. The property is currently zoned Agricultural District (A). <br />STATUS OF ISSUE: The owners have submitted a final plat of the property, creating Lots 1 <br />and 2, Block A, of the Killingsworth Addition. Water service is available along Bonham Street <br />and Tigertown Road. Sewer infrastructure is not available to serve the lots, however the lot size <br />is adequate to accommodate an alternative sewer system. It appears that the plat complies with <br />the City of Paris subdivision regulations, and it was approved by the Planning and Zoning <br />Commission on February 4"', subject to the following revision. <br />1. The minimum finished floor elevation of all structures within the floodplain shall be 2 <br />feet above the base flood elevation. <br />RECOMMENDATION: Approve the final plat with noted revision. <br />
