was for as much flexibility as they could get. The applicant wants to build quadplexes. The <br />area is currently occupied by single-family residential structures. With the new <br />comprehensive plan, the idea was that commercial zoning would come farther North from <br />the Loop and it would come farther East from Hwy 19/24. That might take a long time but <br />that is the best land use for those properties long term. Godwin states that he and Easton <br />went out there a few months ago and looked at area. They thought this could be a good <br />buffer. When you have commercial bumping up against single-family residential you are <br />supposed to have something in between there and multi -family could be ideal for that. <br />Duplexes, triplexes or maybe quadplexes might be just fine but the problem with that is <br />you would be putting multi -family north of an existing single-family home. There are two <br />single-family homes right across the street and another single-family home is believed to <br />be put there in the future so this would be surrounded on three sides by single-family <br />residential properties. Godwin fixrther states that one of the priorities we try to have as a <br />commission and a city is to project existing neighborhoods. <br />Public hearing was declared open. <br />Rickey George, 2735 SE 3rd Street, states he has owned his property for twelve years and <br />he does not want any reduction in his property value. He is not in favor of multiple family <br />housing in his neighborhood. He states the intersection near there is very dangerous with <br />multiple 9-1-1 calls and states that having multiple -family homes would make it even more <br />dangerous. <br />Gary Savage, 520 York Street, has owned property for twenty-four years. He states he is <br />opposed to this petition for any multiple family dwelling. He believes this area cannot <br />handle any additional traffic going down 3rd Street. He states there is a traffic and safety <br />concern. He would like to protect his investment by not allowing multiple family zoning. <br />Susan Baldwin, 325 York Street, has owned her property for 30 years. She states she is <br />opposed to this petition. She states there have been seven deaths in this area due to traffic <br />issues. She states allowing multiple family dwellings could potentially increase that. She <br />is also concerned about decreasing property value. <br />Kenny Dority, 3280 Boulder Ln, states he is part of the group wanting to buy this land from <br />Mr. Bolton and they want to build two duplexes and two triplexes on this property. Dority <br />states they have looked all over Paris and they are trying to invest in Paris. They want to <br />build nice rental properties worth $150k each. <br />Adam Bolton, owner of the subject property states he purchased this property and from his <br />research, it was not feasible to split the lot and build two single-family homes based on <br />
