Item No. 7 <br />memorandum <br />TO: Mayor & City Council <br />John Godwin, City Manager <br />FROM: Carla Easton, PE, City Engineer <br />SUBJECT: THE PARIS PREGNANCY CARE ADDITION (CB 186) - FINAL PLAT <br />DATE: May 7, 2019 <br />BACKGROUND: Paris Pregnancy Care Center Inc. owns Lot 1 of City of Paris Block 186 <br />located at 425 E Houston St. They are proposing to acquire a portion of the adjacent lots in order <br />to develop an office building to support the main office located across the street at 500 E <br />Houston. The property is currently zoned Central Area District (CA). <br />STATUS OF ISSUE: The owner has submitted a final plat of the property, which establishes a <br />new lot line to the west and to the north. The lot to the north will not meet the minimum lot <br />depth prescribed by Section 9 of the Zoning Ordinance, and will require a variance before <br />proceeding. <br />Water and sanitary sewer is available to the site from Houston Street. It appears that the <br />preliminary and final plats comply with the City of Paris subdivision regulations, subject to <br />approval of a variance for Lot 3 by the Board of Adjustment (BOA). On May 6th, the Planning <br />and Zoning Commission approved the final plat contingent upon a variance by BOA, which will <br />be scheduled in May. <br />RECOMMENDATION: Approve the final plat subject to the Board of Adjustments approval of <br />the necessary variance to lot depth. <br />
