James on February 24, 1975 as recorded in Volume 566, Page 745 of the Deed Records of Lamar County Texas (DRLCT) being out of the Larkin Rattan Survey, Abstract No. 778 as shown on the attached Exhibit "A", and being more particularly described as follows: The Point of Beginning is the northwest corner of the parcel herein described said point being on the south Right of Way of Santa Fe Street (per deed) from which point a 5/8" iron rod found bears S 140-12'-08" W a distance of 15.38 feet; THENCE; N 00-00'-00" E with the north line of said Smith parcel, being the South line of the Right of Way for Santa Fe Street (per deed) a distance of 125.05 feet, said point being in the West line of the 40 foot Right of Way for 3rd N.E. Street; THENCE; S 000-00'-00" W with the east line of said Smith parcel being the west line of said 3rd Street Right of Way a distance of 57.00 feet to a point, being the southeast corner of said Smith parcel said point being the northeast corner of a parcel as deeded to Rubin Bass as recorded in Volume 443, Page 370 (DRLCT); THENCE; N 900-00'-00' W with the line common to said Smith and said Bass parcels a distance of 125.05 feet to a point on the east line of a parcel deeded to the city of Paris as recorded in Volume 215, Page 311 (DRLCT) and being the northwest corner of said Bass parcel; THENCE; N 00-00'-00" E with the line common to said Smith parcel and said city parcel and extending in all a distance of 57.00 feet to the point of Beginning and containing 7128 square feet of land.
