Item No. 18 <br />memorandum <br />TO: Mayor & City Council <br />Gene Anderson, Interim City Manager <br />FROM: Carla Easton, PE, Engineering & Community Development Director <br />SUBJECT: THE CEFCO NORTH ADDITION - FINAL PLAT <br />DATE: January 17, 2020 <br />BACKGROUND: Fikes Wholesale Inc. owns City of Paris Block 306, Lots 1-A-1 and PT of 2 <br />located in the 2500 block of North Main St (US 271 N). The property is currently zoned <br />Commercial with a Specific Use Permit for Fuel Sales. The owner is proposing to construct a <br />new CEFCO Convenience Store on the combined lot to replace the existing store. <br />STATUS OF ISSUE: A preliminary plat of the property was approved in November 2019, and <br />the owner has submitted a final plat. Water and sewer utilities are available to the site, and <br />access to the public street is available but subject to final approval by TxDOT. It appears that <br />the plat complies with the City of Paris subdivision regulations, subject to the following <br />revisions. <br />1. Note the proposed detention pond area as reserved for said purpose <br />The plat was approved by the Planning & Zoning Commission on January 6th. <br />RECOMMENDATION: Approve the final plat with noted revision. <br />
