Item No. 20 <br />memorandum <br />TO: Mayor & City Council <br />Gene Anderson, Interim City Manager <br />FROM: Carla Easton, PE, Engineering & Community Development Director <br />SUBJECT: THE CEFCO WEST ADDITION - REPLAT PLAT <br />DATE: January 17, 2020 <br />BACKGROUND: Fikes Wholesale Inc. owns Lot 1 Block A of Fikes West Paris Addition and <br />Lot 1 Block A of House Westside Addition located in the 3900 block of Bonham St (US 82 W). <br />The owner is proposing to construct a new CEFCO Convenience Store on the combined lot to <br />replace the existing store. The property is currently zoned Commercial with a Specific Use <br />Permit for Fuel Sales. <br />STATUS OF ISSUE: The owner has submitted the replat of the property to combine the two <br />separate lots. Water and sewer utilities are available to the site, and access to the public street is <br />available but subject to final approval by TxDOT. It appears that the plat complies with the City <br />of Paris subdivision regulations, subject to the following revisions. <br />1. Identify existing drainage and utility easements along the frontage <br />2. Provide proposed building location and finished floor elevation <br />The plat was approved by the Planning & Zoning Commission on January 6th. <br />RECOMMENDATION: Approve the replat with noted revisions. <br />
