Easton states a preliminary plat of the property was approved in November 2019 and the <br />owner has submitted a final plat. The owner is proposing to construct a new CEFCO <br />Convenience Store on the combined lot to replace the existing store. Water and sewer <br />utilities are available to the site and access to the public street is available but subject to <br />final approval by TxDOT. It appears that the plat complies with the City of Paris <br />subdivision regulations, subject to the following revision: <br />1. Note the proposed detention pond area as reserved for said purpose. <br />Motion was made by Francine Neeley, seconded by Keith Flowers to approve the final <br />plat with City Engineer recommendation. Motion carried 6-0. <br />IL Consideration of and action on the Final Plat of Lots I and 2, Block of the CEFCO <br />South Addition, located in the 2900 Block of S Church Street <br />Easton states a preliminary plat of the property was approved in November 2019, and the <br />owner has submitted a final plat. Water is available along 7th SW. A sanitary sewer main <br />must be extended by the developer to serve the lot, and access to the public street is <br />available but subject to final approval by TxDOT. In order to proceed with the final plat, <br />the developer will provide a guarantee of construction in the form of a bond in the <br />amount of $164,386.80 to cover all costs to extend sewer to the property. It appears that <br />the plat complies with the City of Paris subdivision regulations, subject to the following <br />revisions: <br />1. Note the zoning district. <br />2. Note the proposed detention pond area as reserved for said purpose. <br />3. Provide a 20' drainage and utility easement along the frontage. <br />Motion was made by Clifton Fendley, seconded by Keith Flowers to approve the final <br />plat with City Engineer recommendations. Motion carried 6-0. <br />12. Consideration of and action on the Replat of Lot 1, Block A of the Fikes West Paris <br />Addition, located in the 3900 Block of Bonham Street. <br />Easton states the owner has submitted the replat of the property to combine the two separate <br />lots. Water and sewer utilities are available to the site and access to the public street is <br />available but subject to final approval by TxDOT. It appears that the plat complies with the <br />City of Paris subdivision regulations, subject to the following revisions: <br />1. Identify existing drainage and utility easements along the frontage. <br />2. Provide proposed building location and finished floor elevation. <br />Motion was made by Keith Flowers, seconded by Clifton Fendley to approve the final <br />plat with City Engineer recommendations. Motion carried 6-0. <br />
