Item No. 18 TO: Mayor & City Council Gene Anderson, Interim City Manager FROM: Carla Easton, PE, Engineering & Community Development Director SUBJECT: CFA PARIS ADDITION FINAL PLAT DATE: March 11, 2020 BACKGROUND: Ramseur Baptist Church owns 6.71 acres in the 3400 block of Lamar Avenue. They are proposing to subdivide the property into two lots and to develop the east lot as a quick serve restaurant. The lot is currently zoned General Retail (GR). STATUS OF ISSUE: The owner has submitted a final plat of the property. Water and sewer service is available to the site along Lamar Ave, and driveway access will be combined with an existing driveway to the Church, subject to TxDOT approval. It appears that the final plat complies with the City of Paris subdivision regulations. Staff's recommendation was to approve the final plat. The final plat was approved by the Planning & Zoning Commission on March 2nd. Due to unforeseen circumstances, this plat was approved by operation of law because it was not approved or denied by the municipal authority within thirty days after the plat was filed (Texas Local Government Code Sections 212.009 & 212.0091). RECOMMENDATION: Acknowledge approval of the final plat.
