<br />p <br /> <br />'. <br /> <br />"-"'.-' ,.. <br />", ,.' <br /> <br />THE STATE OF TEXAS ) <br />I ) SEWER LINE EASEMENT <br />I COUNTY OF LAMAR ) <br /> <br />I KNOW ALL MEN BY THESE PRESENTS: <br /> <br />That we, Hal C. Ransom and wife, Lynn J. Ransom of the <br />County of Lamar, State of Texas, for and in consideration of <br />ONE AND NO/lOa ($1.00) DOLLAR cash and other good and valuable <br />consideration to us in hand paid by the Grantees named herein, <br />. <br />receipt of which is hereby acknowledged, hereby sell, give and <br />grant unto Henry Braswell and wife, Rachel Braswell of Lamar <br />County, Texas, their heirs and assigns, the right to maintain, <br />use and repair a sewer line for the purpose of serving any dwell- <br />ing house or houses erected or to be erected within 250 feet of <br />Audubon Road on the lands presently owned by the Grantees herein, <br />such sewer line to be upon and across the following described <br />property in the County of Lamar, State of Texas, to-wit: <br /> <br />A part of the Joseph Leach Survey within the <br />corporate limits of the City of Paris, being a por- <br />tion of the 3.884 acre tract of land conveyed by Henry <br />Braswell and wife, Rachel Braswell, to Hal C. Ransom <br />and wife, Lynn J. Ransom, by deed recorded in Book <br />414, Page 116, Deed Records of Lamar County, Texas, <br />and being a strip of land 10 feet in width 5 feet each <br />side of center line, said center line being more parti- <br />cularly described as follows: <br />BEGINNING at a point in the EBL of said 3.884 <br />acre tract of land conveyed to Hal. C. Ransom and wife, <br />Lynn J. Ransom, said point being 5 feet North of the <br />Southeast corner of said 3.884 acre tract and the NBL <br />of Audubon Road; <br />THENCE West a distance of 110 feet on a line <br />parallel to and 5 feet North of the SBL of said 3.884 <br />acre tract and the NBL of Audubon Road to a point in <br />the WBL of said 3.884 acre tract, which point is 5 <br />feet North of the Easternmost Southwest corner of <br />said 3.884 acre tract and the NBL of Audubon Road. <br /> <br />TO ~~VE AND TO HOLD the above described property unto <br />the said Henry Braswell and wife, Rachel Braswell, their heirs, <br />personal representatives and assigns for the purposes herein <br />stated, and subject only to the following terms and conditions: <br /> <br />I 1. The easement granted hereby shall automatically <br />terminate in the event of the termination of the Sewer Line Ease- <br />I ment granted in the easement from Julian L. Jopling and wife, <br />I Anna H. Jopling to Henry Braswell dated April 15, 1964 recorded <br />in Book 414, Page 113, Deed Records of Lamar County, Texas. <br /> <br />2, In the event the sewer line provided for by this <br />
