Item No. 13 <br />memorandum <br />TO: Mayor & City Council <br />Gene Anderson, Interim City Manager <br />FROM: Carla Easton, PE, Engineering & Community Development Director <br />SUBJECT: TOWNWOOD ESTATES PHASE I REPLAT LOT 17-21 BLOCK A <br />DATE: April 20, 2020 <br />BACKGROUND: Steven Clay owns lots 17 through 21, Block A of the Townwood Estates <br />Phase I subdivision located on Cannon Place/Levi Lane. He is proposing to build five single <br />family homes (one per lot), and would like for each lot to have front entry from Cannon Place <br />Drive. The original site plan and plat provided for rear access via an alley parallel to Levi Lane. <br />Mr. Clay is proposing to remove the alley pavement, and construct back yard fences parallel to <br />Levi Lane. <br />STATUS OF ISSUE: The owner has submitted a replat of the subject lots to eliminiate the <br />cross access easement parallel to Levi Lane. It appears the replat complies with the City of Paris <br />subdivision regulations and the zoning regulations for this Planned Development, with the <br />following revision. <br />1. Provide a front yard setback/build line along Cannon Place, distinguishing between the <br />front and rear yard. <br />The plat was approved 5-0 by the Planning & Zoning Commission on April 6th. <br />RECOMMENDATION: Approve the re -plat with noted revision. <br />
