Item No. 11 <br />Memorandum <br />TO: Mayor & City Council <br />Grayson Path, City Manager <br />FROM: Carla Easton, PE, Engineering & Community Development Director <br />SUBJECT: FOUR C'S ADDITION — CB 69, LOTS 1-4, BLOCK A - FINAL PLAT <br />DATE: June 22, 2020 <br />BACKGROUND: James L. Chadwick owns 1.272 acres located at the southwest corner of <br />Tudor and NE 10th Street. He is proposing to subdivide the property into 4 separate lots for the <br />purpose of building duplexes. The property is currently zoned Two -Family Dwelling District <br />(2F). <br />STATUS OF ISSUE: The owner has submitted a final plat of the property. Water and sewer <br />utilities are available to the site, and access to the public street is provided from 10th ST NE. <br />Street curb and gutter and sidewalks are required along 10th NE and Tudor Street, and will be <br />installed with development of each lot. It appears that the preliminary and final plats comply <br />with the City of Paris subdivision regulations. <br />The final plat was approved 5-0 by the Planning & Zoning Commission on June Is' <br />RECOMMENDATION: Approve the final plat. <br />
