Item No. 14 <br />Memorandum <br />TO: Mayor & City Council <br />Grayson Path, City Manager <br />FROM: Carla Easton, PE, Engineering & Community Development Director <br />SUBJECT: ZONING CHANGE / SITE PLAN MODIFICATION, PARIS TOWNE <br />CROSSING ADDITION LOT 6 <br />DATE: June 22, 2020 <br />BACKGROUND: The Paris Towne Crossing Addition located on northeast Loop 286 is zoned <br />Planned Development (PD -al) for retail development, and was partially developed in the early <br />2000's with The Home Depot store. The original site plan indicates that future development of <br />Lot 6 will be an additional box retail store. A portion of Lot 6 is proposed to be built as a standalone <br />Ashley Furniture Store, which is a deviation from the original site plan based on size. The zoning <br />ordinance calls for all new development within a PD district to have an approved site plan, if there <br />is a change from the original PD zoning case. <br />STATUS OF ISSUE: Roderick Tatchio has submitted a modified site plan on behalf of the owner <br />showing the proposed Ashley Furniture Store on part of the original Lot 6. The primary change is <br />the size of the store with respect to the overall retail center, which originally planned for a single <br />large retail development. The site plan complies with the subdivision and zoning regulations, and <br />staff sees no reason to oppose this modification to the original site plan. Notifications have been <br />mailed to properties within 200 feet, and we have received a single letter of support for the site <br />plan change. <br />The Planning & Zoning Commission voted 5-0 to recommend approval of this site plan revision <br />for lot 6 under the existing Planned Development zoning district. <br />RECOMMENDATION: Approve of the revised site plan for lot 6 of the Paris Towne Crossing <br />Addition in the existing Planned Development District. <br />
