Item No. 8 <br />Memorandum <br />TO: Mayor & City Council <br />Grayson Path, City Manager <br />FROM: Carla Easton, PE, Engineering & Community Development Director <br />SUBJECT: M & R SULSAR ADDITION, LOT 1, BLOCK A - FINAL PLAT <br />DATE: July 13, 2020 <br />BACKGROUND: Mark and Roberta Sulsar own 3.533 acres located in the 4000 Block of <br />Highway 271 North, and are proposing to build a single family home on the subject lot. The <br />property is currently zoned Agriculture (A) and the future land use recommends Commercial. <br />STATUS OF ISSUE: The owner has submitted a final plat of the property. Water service is <br />provided by Lamar County Water Supply. City sewer is not available this far north, so an onsite <br />septic system will be necessary. Access is provided from Highway 271 North. The property is <br />not located in a flood zone area. It appears that the final plat complies with the City of Paris <br />subdivision regulations with the following revision. <br />1. Provide 20' "Utility" easement from US 271 to the pad site. <br />2. Clarify the acreage shown on the call. Total property shows 3.533 acres in title block, <br />with reference to Document 170851-2022 for 1.0 acre. <br />The Planning and Zoning Commission voted 6-0 to approve the final plat with noted revisions at <br />their July 6th meeting. <br />RECOMMENDATION: Approve the final plat with noted revisions. <br />
