Item No. 12 <br />Memorandum, <br />TO: Mayor & City Council <br />Grayson Path, City Manager <br />FROM: Carla Easton, PE, Engineering & Community Development Director <br />SUBJECT: STONE RIDGE PHASE IV BLOCK C LOT 8 AND BLOCK D LOT 7 <br />REPLAT <br />DATE: July 27, 2020 <br />BACKGROUND: Lucas & Courtney Krogman own Lot 7 Block D and Kory Lawson & Shelbi <br />Phiffer own Lot 8 Block C of the Stone Ridge Phase IV subdivision. The lots are currently being <br />developed with single family homes. The common boundary line between the lots has a 15' <br />utility and drainage easement provided on the final plat, however due to terrain and final building <br />plans, the channel is actually 10' south of the original lot line/drainage easement. This replat <br />aligns the dedicated easement with the actual channel as constructed. <br />STATUS OF ISSUE: The owners have submitted a replat of the subject lots to reflect the true <br />location of the easement and lot lines. Water, sewer, and street extensions were provided with <br />the original subdivision. It appears the replat complies with the subdivision regulations. <br />The final plat was approved 6-0 by the Planning & Zoning Commission on July 61n <br />RECOMMENDATION: Approve the replat as submitted. <br />
