Item No. 10 <br />TO: Mayor & City Council <br />Grayson Path, City Manager <br />FROM: Carla Easton, PE, Engineering & Community Development Director <br />SUBJECT: CHURCH STREET BUNGALOW 158-A ADDITION <br />PRELIMINARY AND FINAL PLAT <br />DATE: September 28, 2020 <br />BACKGROUND: Randy Hider owns 0.452 acres located in the 1100 block of South Church <br />Street. He is proposing to subdivide the property into 3 lots in order to build new single family <br />homes. <br />STATUS OF ISSUE: The owner has submitted a final plat of the property providing for three <br />lots at approximately 6,496 SF per lot. It appears that city water is available from a 2" main <br />along Long Avenue, and a sewer extension will be required to serve lots 2 and 3 as part of the <br />development. Each lot will have access to Long Avenue by separate driveways. It appears that <br />the plat complies with the City of Paris subdivision regulations with the following revisions: <br />1. Provide side build lines of a minimum 5' from the property line on each lot. <br />2. Sewer service is not available to lots 2 and 3, and will be required as part of the <br />development. A guarantee of construction will be required at time of permit. <br />3. Note that the lot depth was approved by variance to the ordinance on August 4, 2020 by <br />the Zoning Board of Adjustment. <br />The Planning & Zoning Commission approved of the final plat with noted revisions at the <br />September 8"' meeting. <br />RECOMMENDATION: Approve of the final plat with noted revisions. <br />
