Item No. 11 <br />TO: Mayor & City Council <br />Grayson Path, City Manager <br />FROM: Carla Easton, PE, Engineering & Community Development Director <br />SUBJECT: ZONING CHANGE — 3787 NW LOOP 286 <br />DATE: September 28, 2020 <br />BACKGROUND: Renee Harvey is requesting a change in zoning from Single Family Dwelling <br />District 2 (SF -2) to Commercial District (C) for the property located at 3787 NW Loop 286 in <br />order to allow a commercial office use. The site is approximately 3.8 acres with 250 feet of loop <br />frontage. <br />STATUS OF ISSUE: The future land use plan recommends this area for commercial, office, and <br />retail uses, primarily due to convenient access from Loop 286. The existing land uses in the area <br />include single family residential to the east and south, with wooded vacant land to the north and <br />highway frontage along the west property line. The existing building on the property was used for <br />many years by the Boys Scouts of America office. <br />Staff is not opposed to this zoning change, as it is consistent with the comprehensive plan and <br />could provide an opportunity for occupancy of a currently vacant building. Without a change in <br />zoning, the existing building cannot be used for anything other than single family residential, <br />which is not appropriate for the existing structure. <br />The Planning & Zoning Commission voted 5-0 to recommend approval of this zoning change. <br />RECOMMENDATION: Approve of a zoning change from Single Family Dwelling District 2 (SF - <br />2) to Commercial District (C). <br />
