Item No. 15 <br />ID0711TRM, <br />TO: Mayor & City Council <br />FROM: Grayson Path, City Manager <br />SUBJECT: Asay Properties Addition CB 253B Final Plat <br />DATE: December 14, 2020 <br />BACKGROUND: Steven Assay owns 0.233 acres located at 2126 E Polk. The property is <br />currently zoned Two -Family (217), and the owner is proposing to construct a duplex. The plat <br />shows a 5' ROW and 5' utility easement. <br />STATUS OF ISSUE: The owner submitted both a preliminary and final plat of the property. <br />Water and sewer are available along E Polk St. The plat shows the width of the property as 59.8 <br />ft. along the frontage. The minimum lot width requirement in a Two -Family district is 60 ft. In <br />order to develop the property as planned, the owner will need to seek approval for a 0.2 ft. <br />variance from the Board of Adjustment before a building permit can be issued. It appears that the <br />final plat complies with the City of Paris subdivision regulations with the noted revision. <br />The Planning & Zoning Commission voted 7-0 to approve of this final plat at the December 7t" <br />meeting. <br />RECOMMENDATION: Approve the final plat as noted. <br />
