Item No. 17 <br />s <br />TO: Mayor & City Council <br />FROM: Grayson Path, City Manager <br />SUBJECT: ZONING CHANGE — 25 SE 31St Street <br />DATE: December 14, 2020 <br />BACKGROUND: Baysweep Properties owns approximately 0.258 acres at the corner of Lamar <br />Avenue and 31St SE, and is requesting a change in zoning from a Single -Family Dwelling District <br />No. 2 (SF -2) to an Office District (0). The subject property was previously used as residential but <br />has been vacant for a period of time. The owner proposes to have three general administrative <br />offices inside this location. <br />STATUS OF ISSUE: The future land use plan recommends this area for retail use, primarily <br />because of frontage along Lamar Avenue. Existing land uses nearby include single-family <br />residential, apartments, church and office buildings. <br />The zoning change request complies with the recommendations in the comprehensive plan, and <br />staff is in support of this zoning change. The Planning & Zoning Commission voted 7-0 to approve <br />of this zoning change at the December 7th meeting. <br />RECOMMENDATION: Approve of a zoning change from a Single -Family Dwelling District No. <br />2 (SF -2) to an Office District (0). <br />
