Item No. 13 <br />TO: City Council <br />FROM: Grayson Path, City Manager <br />SUBJECT: ZONING CHANGE — 800 Block of Jackson Street <br />DATE: February 22, 2021 <br />BACKGROUND: Brent Smith is requesting a change in zoning from a Light Industrial District <br />(LI) to a One -Family Dwelling District No. 2 (SF -2). He owns approximately 7.67 acres in the 800 <br />Block of Jackson Street. The subject property has been vacant for a period of time. The owner <br />proposes to construct a single-family home. <br />STATUS OF ISSUE: The future land use plan recommends this area for low density residential. <br />Existing land uses nearby include American Plant Food, an inactive railroad and single-family <br />residential. <br />The zoning change request complies with the recommendations in the comprehensive plan, and <br />staff is in support of this zoning change. <br />The Planning & Zoning Commission voted 5-0 to approve of this zoning change at the February <br />1, 2021 meeting. <br />RECOMMENDATION: Approve of a zoning change from a Light Industrial District (LI) to a <br />One -Family Dwelling District No. 2 (SF -2). <br />
