Item No. 10 <br />Memorandum <br />TO: City Council <br />FROM: Grayson Path, City Manager <br />SUBJECT: Homer -Nash Addition <br />DATE: March 22, 2021 <br />BACKGROUND: Gary Nash owns 0.87 acres located at 1845-1849 Lamar Ave and 105-115 <br />NE 19th St. There are two lots being platted. The property is currently zoned Commercial (C), <br />and the owner is proposing to construct a cellular tower on the north lot. <br />STATUS OF ISSUE: The owner has submitted a final plat of the property. Both water and <br />sewer are available to the area. <br />Notes: Staff would like the following amendments be made to the plat. This has passed Planning <br />and Zoning pending these amendments: <br />1. 25' R.O.W dedication along 19th St <br />(Note: Upon further dialogue it was found that this dedication may encroach on <br />existing parking development by about 3 feet. The engineer will note on the plat <br />that building and parking are existing and staff recommends accepting this as <br />existing non -conforming. <br />2. Existing trees over 19" diameter (9.A.04.006) <br />3. A roadway width for Lamar Ave (9.A.04.005) <br />RECOMMENDATION: Staff recommends approval of the final plats with noted revisions. <br />
