Item No. 12 <br />Memorandum <br />TO: City Council <br />FROM: Grayson Path, City Manager <br />SUBJECT: B&M Subdivision CB 70 <br />DATE: March 22, 2021 <br />BACKGROUND: Brian Scott owns 0.493 acres located in the 1600 Block of Pine Bluff. There <br />are two parcels being combined into one, the property is currently zoned Four Family (417), and <br />the owner is proposing to construct a multi -family home. <br />STATUS OF ISSUE: The owner has submitted a final plat of the property. Water and sewer are <br />available. <br />Notes: Staff would like the following amendments be made to the plat. This has passed Planning <br />and Zoning pending these amendments: <br />1. Show existing drives and sidewalks (9.A.04.006) <br />2. Show street widths for both Pine Bluff and 17" St (9.A.04.005) <br />3. Show that this is two lots being merged (9.A.05.008) <br />4. Add 2.5' of additional ROW dedication along 17th St. <br />5. Note any trees over 19" in diameter and if they are planned for removal <br />(9.A.04.006) <br />RECOMMENDATION: Staff recommends approval of the plat with noted revisions. <br />
