Item No. 15 <br />Memorandum <br />TO: Mayor & City Council <br />FROM: Grayson Path, City Manager <br />BACKGROUND: Hunter Jones is requesting a change in zoning from an Agricultural District to <br />a Commercial District. The subject property is located in the 2500 Block of S Church Street. The <br />site is 1.895 acres. <br />STATUS OF ISSUE: The Agricultural zoning designation for this property is a holding district, <br />therefore, does need to change to a more functional zoning. The applicant also owns and operates <br />RPM Staffing which adjoins this property. Commercial uses surround the property along the south <br />side of Church Street with Light Industrial uses on the north side. Residential properties are along <br />SE 3 d Street that abuts S. Church. The future land use calls for this lot to be zoned Commercial <br />as part of an overall proposed expansion of Commercial zoning and its more intense uses reaching <br />to and encompassing Loop 286 to the south and SH 19/24 to the west. City staff is in support of <br />this zoning change. <br />The Planning & Zoning Commission voted 5®0 to approve of this zoning change at the March 1, <br />2021 meeting. <br />RECOMMENDATION: Approve zoning change from Agricultural District (A) to a Commercial <br />District (C). <br />
