Item No. 15 Memorandum TO: Mayor & City Council FROM: Grayson Path, City Manager BACKGROUND: Hunter Jones is requesting a change in zoning from an Agricultural District to a Commercial District. The subject property is located in the 2500 Block of S Church Street. The site is 1.895 acres. STATUS OF ISSUE: The Agricultural zoning designation for this property is a holding district, therefore, does need to change to a more functional zoning. The applicant also owns and operates RPM Staffing which adjoins this property. Commercial uses surround the property along the south side of Church Street with Light Industrial uses on the north side. Residential properties are along SE 3 d Street that abuts S. Church. The future land use calls for this lot to be zoned Commercial as part of an overall proposed expansion of Commercial zoning and its more intense uses reaching to and encompassing Loop 286 to the south and SH 19/24 to the west. City staff is in support of this zoning change. The Planning & Zoning Commission voted 5®0 to approve of this zoning change at the March 1, 2021 meeting. RECOMMENDATION: Approve zoning change from Agricultural District (A) to a Commercial District (C).
