Item No. 16 <br />TO: Mayor & City Council <br />FROM: Grayson Path, City Manager <br />SUBJECT: ZONING CHANGE, 1415 SE 6t' STREET, LCAD 17005 <br />DATE: March 22, 2021 <br />BACKGROUND: Russ Davis is requesting a change in zoning on behalf of Linda and Johnny <br />Miles, Sr. from a Light Industrial District to a Two -Family Dwelling District. The subject property <br />is located at 1415 SE 6th Street. The site is 5.139 acres. <br />STATUS OF ISSUE: Mr. Davis of Texas Heritage Homes plans to subdivide this property to <br />develop single-family and two-family dwellings. The Future Land Use Plan calls for Low Density <br />Residential. However, there are existing medium density uses south of the property on Sycamore <br />Street. Davis has completed two duplexes on Sycamore with a third currently under construction. <br />There is mixed zoning in the area to include Single -Family, Commercial, and Light Industrial. City <br />staff is in support of this zoning change. <br />The Planning & Zoning Commission voted 5-0 to approve of this zoning change at the March 1, <br />2021 meeting. <br />RECOMMENDATION: Approve zoning change from a Light Industrial District (LI) to a Two - <br />Family Dwelling District (217). <br />
