Item No. 14 <br />TO: City Council <br />FROM: Andrew Mack, City Planner <br />SUBJECT: ZONING CHANGE, 1049 NW 7TH STREET, LCAD 15514 <br />DATE: April 26, 2021 <br />BACKGROUND: Mary Lawrence is requesting a change in zoning from a Commercial District <br />(C) to a One -Family Dwelling District No. 3 (SF -3). The subject property is located at 1049 NW <br />7th Street. The site is 0.1850 acres. <br />STATUS OF ISSUE: Mary Lawrence is a City of Paris HOME program applicant and she is <br />eligible to have her home reconstructed. The existing zoning is Commercial and one -family <br />dwelling (attached/detached) is only allowed with a Special Use Permit. They are wishing to <br />rezone to a non-commercial district without the need of a SUP. The surrounding uses are currently <br />residential in nature with a nearby community park. The future land use calls for this lot to be low <br />density residential, therefore, the change in zoning from Commercial to SF -3 is appropriate. City <br />staff is in support of this zoning change request. <br />The Planning & Zoning Commission voted 4-0 to approve of this zoning change at the April 5, <br />2021 meeting. <br />RECOMMENDATION: Approve zoning change from a Commercial Disctrict (C) to a One - <br />Family Dwelling District No. 3 (SF -3). <br />
