Item No. 14 TO: City Council FROM: Andrew Mack, City Planner SUBJECT: ZONING CHANGE, 1049 NW 7TH STREET, LCAD 15514 DATE: April 26, 2021 BACKGROUND: Mary Lawrence is requesting a change in zoning from a Commercial District (C) to a One -Family Dwelling District No. 3 (SF -3). The subject property is located at 1049 NW 7th Street. The site is 0.1850 acres. STATUS OF ISSUE: Mary Lawrence is a City of Paris HOME program applicant and she is eligible to have her home reconstructed. The existing zoning is Commercial and one -family dwelling (attached/detached) is only allowed with a Special Use Permit. They are wishing to rezone to a non-commercial district without the need of a SUP. The surrounding uses are currently residential in nature with a nearby community park. The future land use calls for this lot to be low density residential, therefore, the change in zoning from Commercial to SF -3 is appropriate. City staff is in support of this zoning change request. The Planning & Zoning Commission voted 4-0 to approve of this zoning change at the April 5, 2021 meeting. RECOMMENDATION: Approve zoning change from a Commercial Disctrict (C) to a One - Family Dwelling District No. 3 (SF -3).
