LEASE AGREEMENT CITY OF PARIS & STATE DEPARTMENT OF HIGHWAYS & PUBLIC TRANSPORTATION STATE OF TEXAS S ~ COUNTY OF LAMAR S THIS INDENTURE by and between the CITY OF PARIS, LAMAR COUNTY, TEXAS, hereinafter called LESSOR, and the STATE DEPART- MENT OF HIGHWAYS AND PUBLIC TRANSPORTATION, hereinafter called LESSEE, witnesseth: FOR, and in consideration of One ($1.00) Dollar in hand paid and the agreement to maintain the fixtures, driveways and other improvements placed thereon and to otherwise maintain the neat, attractive appearance of the same throughout the full term whereof, and other valuable considerations; LESSOR, in pursuance of authority vested in it by Resolution of its City Council for Park purposes, failure to so use same to void lease without any action on the part of LESSOR, with reservation by LESSOR of all mineral and oil rights, and all rights necessary to develop oil and minerals therein, has leased and let and does hereby 'lease and let unto LESSEE for a term of Fifty (50) Years beginning May 1, 1988, the PROPERTY SHOWN AS TWO TRACTS ON Exhibit A attached hereto and made a part hereof for all legal purposes and which tracts are described as follows, to-wit: TRACT NO.1 - Being a tract of 0.70 acres of land deeded to said City of Paris by Mrs. Sarah A. Hull as recorded in Vol. 245, Page 310 of the Deed Records of Lamar County, and a part of a survey originally granted to R. Russell, being more particularly described as follows: .. Beginning at a point in the East Right-of-Way lines of the St. L., S. F. & T. Railroad and in the center of a county road running East and West on the South side of the Frisco School, North of Paris; thence South 6 deg. 18', West 70 feet along the East Right-Of-Way lines of said Railroad; thence South 53 deg. 42' East 209.5 feet; thence Easterly 100 feet along a curve having a radius of 50 feet and a central angle of 125 deg. 48'; thence North 0 deg. 30' East 134 feet to the center of above mentioned county road; thence West along the center of said road 250 feet to the place of beginning, and containing 0.70 acres of land more or less. TRACT NO.2 - Being a tract of 2.21 acres of land deeded to said City of Paris by Mrs. Sarah Hull as recorded in Vol. 245, Page 311, of the Deed Records of Lamar County, and a part of a survey originally granted to R. Russell, being more particularly described as follows: Beginning at a point South 6 deg. 18' West 70 feet from a point in the EAst Right-of-Way line of the St. L., S. F. & T. Railroad and in the center of a County road running East and West on the South side of the Frisco School North of Paris; thence South 6 deg. 18' West 230.8 feet along the East Right-of-Way line of said St. L., S.
