Item No. 10 t TO: Mayor, Mayor Pro -Tem & City Council Grayson Path, City Manager FROM: Andrew Mack, AICP Director Planning & Community Development SUBJECT: Consideration of and action on the Final Plat of Lot 1, Block A of the Aubror Properties Addition CB 316, LCAD Property ID 18757, located in the 3300 Block of NE Loop 286 DATE: June 28, 2021 BACKGROUND: The applicant requested approvals of the revised preliminary plat and final plat approvals for the Aubror Properties Addition. At its meeting held on June 7, 2021 the planning commission approved the revised preliminary plat and recommended approval of the final plat. RECOMMENDATION: Staff recommends approval of the Final Plat, subject to the following conditions: 1. The Preliminary Plat shall be re -submitted to incorporate required revisions prior to release of the final plat for recording. 2. A Site Plan shall be submitted in conformity with all ordinance requirements for proposed buildings, finished floor elevations, etc. and be included on the Preliminary Plat as needed, prior to final construction approval and prior to issuance of a building permit. 3. An approved firetruck turnaround shall be approved with the site plan prior to final approval. A temporary rock turnaround will be acceptable if there are plans to develop the back portion of the property at a later date. 4. A storm water Grading & Drainage Plan shall be submitted for review and approval by the City Engineer prior to final approval for construction and issuance of a building permit. 5. A water plan showing adequate fire protection, including lines, and hydrants shall be added to the preliminary plat prior to release for recording of the final plat and shall be shown on the site plan for approval by the Fire Marshal and City Engineer prior to issuance of a building permit. 6. A Sanitary Sewer Plan showing adequate service lines shall be added to the preliminary plat prior to release for recording of the final plat and shall be shown on the site plan for approval by the City Engineer and Building Official prior to issuance of a building permit. 7. Construction Plans for site development shall be approved prior to issuance of a building permit.
