Item No. 10 <br />t <br />TO: Mayor, Mayor Pro -Tem & City Council <br />Grayson Path, City Manager <br />FROM: Andrew Mack, AICP Director Planning & Community Development <br />SUBJECT: Consideration of and action on the Final Plat of Lot 1, Block A of the Aubror <br />Properties Addition CB 316, LCAD Property ID 18757, located in the 3300 <br />Block of NE Loop 286 <br />DATE: June 28, 2021 <br />BACKGROUND: The applicant requested approvals of the revised preliminary plat and final plat <br />approvals for the Aubror Properties Addition. At its meeting held on June 7, 2021 the planning <br />commission approved the revised preliminary plat and recommended approval of the final plat. <br />RECOMMENDATION: <br />Staff recommends approval of the Final Plat, subject to the following conditions: <br />1. The Preliminary Plat shall be re -submitted to incorporate required revisions prior to <br />release of the final plat for recording. <br />2. A Site Plan shall be submitted in conformity with all ordinance requirements for <br />proposed buildings, finished floor elevations, etc. and be included on the Preliminary Plat <br />as needed, prior to final construction approval and prior to issuance of a building permit. <br />3. An approved firetruck turnaround shall be approved with the site plan prior to final <br />approval. A temporary rock turnaround will be acceptable if there are plans to develop <br />the back portion of the property at a later date. <br />4. A storm water Grading & Drainage Plan shall be submitted for review and approval by <br />the City Engineer prior to final approval for construction and issuance of a building <br />permit. <br />5. A water plan showing adequate fire protection, including lines, and hydrants shall be <br />added to the preliminary plat prior to release for recording of the final plat and shall be <br />shown on the site plan for approval by the Fire Marshal and City Engineer prior to <br />issuance of a building permit. <br />6. A Sanitary Sewer Plan showing adequate service lines shall be added to the preliminary <br />plat prior to release for recording of the final plat and shall be shown on the site plan for <br />approval by the City Engineer and Building Official prior to issuance of a building <br />permit. <br />7. Construction Plans for site development shall be approved prior to issuance of a building <br />permit. <br />
