ORDINANCE NO. <br />AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF PARIS, TEXAS, <br />AMENDING ZONING ORDINANCE NO. 1710 OF THE CITY OF PARIS, TEXAS, <br />AS HERETOFORE AMENDED, SO AS TO CONSIDER AND TAKE ACTION <br />REGARDING THE PETITION OF THE CITY OF PARIS, TEXAS FOR A MAP <br />AMENDMENT FROM A CENTRAL AREA DISTRICT (CA) TO A COMMERCIAL <br />DISTRICT (C), BETWEEN PINE BLUFF, GRAHAM, NW 3RD AND NE 3RD <br />STREETS; PROVIDING A REPEALER CLAUSE, A SEVERABILITY CLAUSE, A <br />SAVINGS CLAUSE, A PENALTY CLAUSE; AND PROVIDING AN EFFECTIVE <br />DATE. <br />WHEREAS, on May 3, 2021 the Planning and Zoning Commission held a brief <br />discussion regarding the initiation of a zoning change map amendment from a Central Area <br />District (CA) to a Commercial District (C) to the City Zoning Map for the multi -parcel area on <br />both sides of Main Street outside of the north downtown ring roads of Pine Bluff and Graham <br />Streets as set forth on the map attached hereto as Exhibit A and incorporated herein by <br />reference; and <br />WHEREAS, although the subject area is currently zoned Central Area District (CA), <br />under the Future Land Use Map it is guided for Commercial Retail, and the current land uses <br />are primarily strip commercial development, office, and religious institutional up to Cherry <br />Street; and, <br />WHEREAS, on June 7, 2021, following notice and publication as required by law, the <br />Planning and Zoning Commission conducted a public hearing on the proposed amendment <br />to the City Zoning Map for the multi -parcel area on both sides of Main Street outside of the <br />north downtown ring roads of Pine Bluff and Graham Street and set forth in Exh it A and <br />following said hearing, made a formal recommendation to the City Council to approve the <br />requested Zoning Map change; and, <br />WHEREAS, on June 28,, 2021, following notice and publication as required bylaw, the <br />City Council of the City of Paris conducted a public hearing on the proposed amendment to <br />the City Zoning Map, and having considered the recommendations of the Planning and <br />Zoning Commission and the testimony and evidence introduced at said public hearing, found <br />and determined that approving the aforesaid zoning map change would be consistent with <br />the Comprehensive Future Land Use Plan of the City of Paris, consistent with the City Zoning <br />Ordinance, and in the best interests of the public health, safety, and welfare of the citizens of <br />the City of Paris by a vote of ayes and nays. <br />NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF <br />PARIS, TEXAS: <br />Section 1. That the findings set out in the preamble to this ordinance are hereby in <br />all things approved. <br />
