Streets NE. The land area to the East is zoned Commercial; it's guided for Low Density <br />Residential; and consists of single family uses along Pine Bluff and 3rd Street NE. The <br />land area to the South is zoned Central Area District; which is guided for Central Area, <br />public and retail; and consists of commercial, public parking and the County Courthouse. <br />There has been positive input received in support of a land sale to upgrade to a <br />commercial property. Staff recommends approval of the rezoning. <br />The public hearing was declared open. <br />Susie Hussy Barnett, representing her mother Julia Hussey that owns property 203 & 235 <br />Pine Bluff. She states they are in support of this zoning change. <br />Brandon Schaeffer, owns a food truck that is set up at 305 N Main. He is in support of the <br />zoning change which would allow the food truck operation to continue at this location. <br />He states this has been a good operation and they want to make it nice <br />Stacy Ladell, 1730 Majestic Dr, here representing Graham Street Church of Christ. They <br />want to understand what this zoning change means for the church. Andrew advised that <br />the church is permitted by right in either zoning so it would have zero impact to the <br />church. <br />Melissa Schaeffer, 903 Auto Sales at 305 N Main, she states the car lot has to have a <br />Specific Use Permit to operate auto sales. She states if the area is rezoned commercial it <br />would eliminate the need to renew the SUP every few years. She is in support of the <br />zoning change. <br />With no one else speaking the public hearing was declared closed. <br />A Motion was made by Austin Anthony, seconded by Michael Mosher to approve the <br />petition. Motion carried 5-0. <br />6. Consideration of and action on the revised Preliminary Plat of Lot 1, BlockA of the <br />Aubror Properties Addition CB 316, LCAD Property ID 18757, located in the 3300 Block <br />of NE Loop 286. <br />Andrew Mack states this is a previously approved plat that has expired so it's been <br />brought forth simultaneously with the final plat. Staff recommends approval of the <br />revised Preliminary and Final Plats, subject to the following conditions: <br />
