ORDINANCE NO. 2021-022 AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF PARIS, TEXAS, AMENDING ZONING ORDINANCE NO. 1710 OF THE CITY OF PARIS, TEXAS, AS HERETOFORE AMENDED, SO AS TO CONSIDER AND TAKE ACTION REGARDING THE PETITION OF THE CITY OF PARIS, TEXAS FOR A MAP AMENDMENT FROM AN AGRICULTURE DISTRICT (A) TO A ONE -FAMILY DISTRICT NO. 1 (SF -1), FOR THE COLONIAL PARKS ESTATES ADDITION PHASE II; PROVIDING A REPEALER CLAUSE, A SEVERABILITY CLAUSE, A SAVINGS CLAUSE, A PENALTY CLAUSE; AND PROVIDING AN EFFECTIVE DATE. WHEREAS, in December of 1997 Ordinance No. 97-059 temporarily classified property as an Agricultural District with the procedure for establishing permanent zoning on annexed territory not yet completed when Colonial Parks Estates Addition Phase II was developed; and WHEREAS, although the subject area is currently zoned Agriculture (A), under the Future Land Use Map this area• is guided for Low Density Residential and the current land uses are primarily single-family homes on 1.5+ acre lots; and, WHEREAS, following notice and publication as required by law, the Planning and Zoning Commission conducted a public hearing on the proposed amendment to the City Zoning Map for the Colonial Parks Estates Addition Phase II changing from an Agriculture District (A) to a One -Family District No. 1 (SF -1), as depicted in map attached hereto as Exhibit A and incorporated herein by reference and made a formal recommendation to City Council to approve same; and WHEREAS, on July 26, 2021, following notice and publication as required by law, the City Council of the City of Paris conducted a public hearing on the proposed amendment to the City Zoning Map, and having considered the recommendations of the Planning and Zoning Commission and the testimony and evidence introduced at said public hearing, found and determined that approving the aforesaid zoning map change would be consistent with the Comprehensive Future Land Use Plan of the City of Paris, consistent with the City Zoning Ordinance, and in the best interests of the public health, safety, and welfare of the citizens of the City of Paris by a vote of 7 ayes and 0 nays. NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF PARIS, TEXAS: Section 1. That the findings set out in the preamble to this ordinance are hereby in all things approved. Section 2.
