<br />PARCEL 25 - NATHAN J. BELL <br /> <br />Being a part of an original 2.857 acre tract of land, <br />situated in the George W. Cox Survey, Abst. No. 164, con- <br />veyed by James W. Farris and wife, Alice S. Farris, to <br />Nathan J. Bell, by deed dated the 12th day of November, <br />1982, recorded in Vol. 651, Page 302-305, of Deed Records of <br />Lamar County, Texas. <br />BEGINNING at a point, said point being in the existing <br />North boundary line of said Bell tract, said point being in <br />the existing South right-of-way line of existing Price <br />Street, said point being S 890 44' E a distance of 66.0 feet <br />form proposed centerline survey station 54+39.0 of proposed <br />Collegiate Drive, said point also being N 890 44' W a <br />distance of 330.8 feet from the existing Northeast corner of <br />said Bell tract; <br />THENCE S 390 13' W a distance of 25.1 feet, a point; <br />THENCE SIlO 51' E a distance of 48.4 feet, a point, <br />said point being the beginning of a curve to the right whose <br />radius is 761.20 feet; <br />THENCE in a Southerly direction along said curve to the <br />right a distance of 162,7 feet, a point, said point being <br />the end of said curve to the right whose tangent at this <br />point bears S 000 24' W, said point being in the West <br />boundary line of said Bell tract, said point being in the <br />East boundary line of an original 2.039 acre tract of land <br />owned by World Christian Center, said point also being in <br />the middle of an existing small creek; <br />THENCE N 140 07' W along meanders of said creek, same <br />being the Bell-World Christian Center common boundary line a <br />distance of 21.2 feet, a point; <br />THENCE N 13 0 06' W along meanders of said creek a <br />distance of 89.1 feet, a point; <br />THENCE N 040 59' W along meanders of said creek a <br />distance of 45.2 feet, a point; <br />THENCE N 150 26' E along meanders of said creek a <br />distance of 12,8 feet, a point; <br />THENCE N 180 00' W along meanders of said creek, same <br />still being the Bell-World Christian Center common boundary <br />line, a distance of 49.4 feet, a point, said point being in <br />the West boundary line of said Bell tract, said point being <br />the Northeast corner of said World Christian Center tract, <br />said point being in the South right-of-way line of said <br />Price Street; <br />THENCE N 180 00' E along meanders of said creek, same <br />being the Bell-Price Street common boundary line a distance <br />of 1,4 feet, a point; <br />THENCE N 220 10' W along meanders of said creek a <br />distance of 16,9 feet, a point, said point being the exist- <br />ing Northwest corner of said Bell tract, said point being in <br />the South right-of-way line of said Price Street; <br />THENCE S 890 44' E along the Bell-Price Street common <br />boundary line a distance of 37.7 feet to the place of <br />beginning and containing 0.071 acres, more or less. <br />
